
BPO/Appraisal
All reports are completed and computer printed
as per client form, and transmitted via fax, fed ex, or electronically
within 72 hours of assignment confirmation. If sent by fax
or e-mail, duplicate hard copy reports with original photos
are sent via overnight carrier.
On all BPO's and appraisals, effort is made
to determine correct ownership, tenancy, and possible tax
delinquencies via the public record.
Furthermore, all inspections and reports
are performed by designated staff only, and are then reviewed
by management, prior to being forwarded to client.
The following are performed as per clients
request:
Exterior:
BPO-non-contact: CMA, exterior photo, street photo, spot map.
BPO-contact: same as non-contact, verification of occupancy.
BPO-contact/interview: same as contact, additional questioning
as per client parameters.
Interior:
BPO-contact/full: all of the above, with full exterior and
interior photos or video, repair recommendations and cost
estimates.
Appraisal - complete as per USPAP, by either
URAR or narrative.
*special requests for deviations from USPAP will be honored.
